Website Information and Your Agreements

Our website explains our services, pricing, and management standards. Browsing the website or sending an inquiry does not create a property management agreement, establish a tenancy, reserve a rental, or guarantee application approval.

Property management services are governed by the management agreement signed with the owner. Rental terms—including rent, deposits, fees, notices, maintenance responsibilities, and termination—are governed by the applicable lease and law. These website terms do not replace or amend those agreements.

If something on the website appears inconsistent with your agreement, please contact us so we can clarify it.

Using This Website

Please use the website lawfully and provide accurate information when contacting us. Do not submit malicious content, impersonate another person, attempt unauthorized access, or interfere with the website’s operation.

Please do not submit Social Security numbers, bank account details, or identification documents through the general contact form. Contact us for instructions if those documents are needed.

Services, Pricing, and Rental Information

We manage long-term residential rentals in North Idaho. Our Services, Pricing, and Management Standards pages explain what we do and how we work. The scope and charges for your property are set out in your signed agreement.

For residents, payment dates, permitted charges, and other rental obligations are governed by the lease and applicable law.

Maintenance Requests

Residents should follow the current maintenance instructions on our Tenant Information page.

For a maintenance emergency, text (208) 277-8471 with the property address and a brief description of what’s happening. We’ll reach back out. If someone is in immediate danger, call 911 first.

The general website inquiry form is not the channel for reporting maintenance emergencies.
